New to the Neighborhood?
Welcome to Painted Prairie! I’m so glad you’re interested in checking out one of the Denver metro’s fastest growing neighborhoods. This page is for the people who are new to the area and want to get a quick overview of all the community has to offer. I hope this information is helpful and if you still have questions or you think you may want to move to the area, I’d love to chat. You can call or text me at (720) 799-6376 or shoot me an email at ashley@focus-realtors.com. You can learn more about my services in these FAQ videos.
The People: I’d like to put this first on the list because every family I have seen move to this neighborhood are exactly the people you look forward to being your friend and neighbor. As this community is still in its infancy stage, it is truly shaping up to be one of the best communities in the entire Denver metro area with the top reason being because of the people who call Painted Prairie home.
What is Painted Prairie?: A brand new master planned community with an abundance of parks and open space mixed with homes in every price range plus a new Town Center in the mix which will likely become the crown jewel of the neighborhood. The land encompasses 620 acres in the northeast corner of Aurora, Colorado. Currently, there are 3,151 residential units (a mix of single-family, condominiums, and apartments) planned. There is also a 20-acre town center planned as well as 125 acres of parks and open space.
The Location: The location is exceptional. To the north of the community is 64th Avenue, to the east is Piccadilly Road. The neighborhood is growing to the south and west of this area. The Gaylord Hotel is less than 2 miles away and the Denver International Airport is a quick 8 miles to the north. And no! You do NOT hear any airplane traffic! You can catch the A-Line to take you downtown in 27 minutes or the airport which is 10 minutes away via train. The train stops at Pena Station every 15 minutes. Pena station has been touted as Denver’s next big thing. Check out a recent article about Pena Station Next here. For additional information about Pena Station North, Pena Station Next and the development happening there, click HERE.
Work in or near the DTC or further south? Just jump onto E-470 and head either south to Parker or northeast to Broomfield!
The Parks & Amenities: The first thing you will likely notice about this community are the beautiful parks found throughout the neighborhood. The first park built in Painted Prairie is, High Prairie Park. Beautifully situated on the highest peak facing the Rockies before dropping into the Platte River Valley, High Prairie Park was built on the High Line Canal allowing some of the most breathtaking views of the mountains. You can see Longs Peak all the way to Pikes Peak with the beautiful Denver skyline right in the middle. There are also several pocket parks found along the neighborhood as well. Click HERE for a map of the parks found in Painted Prairie.
The Homes: In Phase I of Painted Prairie, there were 5 fantastic builders. There is a nice mix of single-family homes along with paired homes. At the time of this writing (Spring 2021), single family homes begin in the low $400ks and go up to $700k and are roughly 1600-4000 square feet. In Phase II of Painted Prairie, we will see a few new builders and I will continue to update this website with additional news (stay tuned – you’re going to LOVE some of the new builders coming soon which are going to make Painted Prairie even more great than it already is!)
1. You can learn more about the 5 current builders HERE. If you’re looking for updates on housing in the area, I have two suggestions:
2. Be sure to subscribe to my blog, Painted Prairie Living. I do real estate updates as often as I can as well as stories about the community and event happenings. You can sign up here, it only takes 10 seconds and I won’t bombard you with emails.
If you’re considering building a new home in Painted Prairie, you’ll want to grab my Painted Prairie Builder Cheat sheet. It provides you with basic info on each of the 5 builders and shows you the likely all-in price range so you can quickly zone in on the best fit for your needs. You can grab that here. If you like what you see, the builders all have model homes showcasing some of their latest floor plans.
