KB was one of the first builders to break ground in Painted Prairie. KB is one of the larger nationally-owned companies (KBH). KB homes can differ from community to community. They are in several neighborhoods around the Denver metro area. I personally live in a KB home that is about 15 years old. I must say, I have had absolutely no problems with my home nor have my neighbors.
Let’s start with the villas. There are five different models ranging in size from 1,430 square feet up to 1,963 square feet.
Cypress – 1,430 sq. ft – Base Price = $345,000 – $355,000
Willow – 1,671 sq. ft – Base Price = $350,000 – $360,000
Spruce – 1,754 sq. ft – Base Price = $355,000 – $365,000
Walnut – 1,885 sq. ft – Base Price = $360,000 – $365,000
Redwood – 1,963 sq. ft – Base Price = $370,000 – $380,000

With a base price of the mid-$300s, you could expect an “all in” finish closer to the lower to mid $400s. This is all based on (1) lot premium; (2) finishes; (3) appliance, flooring, etc. upgrades.
KB has a nice base package that comes standard on all their homes including master walk-in closets and 5-piece master bathroom. These paired homes have held their resale value well in other neighborhoods in Denver. In some other neighborhoods, these floorpans come with a basement. In Painted Prairie, basements are rare among all builders.
Single Family Homes
If you have been looking for a ranch-style home, you’re in luck. KB is offering three ranch plans:
Ambition – 1,382 sq. ft – Base Price – $385,000 – $395,000
Aspire – 1,532 sq. ft – Base Price – $395,000 – $405,000
Chaucer – 1,821 sq. ft – Base Price – $405,000 – $415,000

When you enter the ranch home, the tall ceilings make the home feel even more larger. KB got it right with these ranch homes. Every inch of the home is well-utilized space. Including an attached 2-car garage, this home is all on one-level but spacious enough to let the family spread out.
And if your family needs a little more room, consider the 2-story homes:
Glimpse – 1,923 sq. ft – Base Price – $410,000 – $420,000
Memory – 2,310 sq. ft – Base Price – $420,000 – $430,000
Lafayette – 2,396 sq. ft – Base Price – $430,000 – $440,000
Sparkle – 2,512 sq. ft – Base Price – $450,000 – $460,000
Serendipity – 2,579 sq. ft – Base Price – $460,000 – $470,000
These larger homes can contain as much as 7 bedrooms!!! Some of the homes will have basements, some will not. To increase your chance of obtaining a lot with a basement, be sure to check in with your trusted Realtor (happy to help!) to ensure a lot that will include a basement.

Some of the nice standard upgrades included in these models include Shaw carpeting, large kitchen and are certified Energy Star.
HOAs are different for the villas and single family homes. The villas HOA runs at $98/month and includes snow removal, maintenance of front yard, maintenance of common areas, and trash. The single family home’s HOA is $80/month and includes snow removal of sidewalks, maintenance of common areas and trash. The tax rate for this community is 1.13% (this is a lower tax rate than many other communities in and around Denver.)
As of right now, the first delivery of KB homes (both paired and single family) are scheduled for May of 2020. This would be the perfect time to pick out your lot and begin the process of building your home.
